There are many commercial brokers and landlords who are more skilled at commercial lease drafting and negotiating than most lawyers out there. They are good at reading and spotting potential issues and working out issues that come up in the negotiations. They may also have seen experiences in which issues come up over time and understand how proper lease crafting can avoid some of those issues or at least make them less costly.
Furthermore, lots of business lawyers have a broad practice. They have experience working on a long list of documents involved in buying and selling businesses and real estate, partnership agreements and other corporate documents, and even a host of litigation-related work. As a result, brokers and landlords find themselves either (i) waiting and waiting for their attorney to produce the initial or final version of the lease or (ii) seeing important elements of the lease not done correctly. The lawyers are probably capable of doing a great job they are just so busy with so many different kinds of matters.
Because we only do commercial leasing, we keep deal organized, on-track, and focused on value creation for our client. Careful drafting and negotiation pays dividends over the entire term of the lease and our value proposition comes from our laser focus on commercial lease drafting and negotiation.
